This payment is required in order to transfer the Freehold ownership to your name and is payable once the property is registered in your name at the Land Registry Office. In reality, this means that it take approximately three years from purchasing your property before you actually pay the tax.

The fees are charged on the property’s market value at the date of purchase.

Up to 50,000 3
From 50,001-100,000 5
From 100,001 and over 8

For example if the purchase price is CYP 95 000

The first CY£50 000 3 % = CYP 1 500
Next CY£45 000 5 % = CYP 2 250
CYP 3 750

Should the purchase be made in joint names ( provided the price is more than CYP 50 000) the effective value for calculation is halved.
For example if the purchase price is CYP 95 000

The first CY£ 47 500 3% = CYP 1 425
Next CY£ 47 500 3% = CYP 1 425
CYP 2 850
